In 2026, a standard 21 m² (3 × 7 m) site container manufactured in Turkey costs approximately USD 1,650 – 2,050 ex-works, an office container with WC USD 2,250 – 3,050 and a fully fitted 21 m² sanitary block USD 3,250 – 4,100. Panel-system prefabricated buildings cost about USD 145 – 275 per m², light gauge steel shells USD 185 – 265 per m² and structural steel warehouse shells USD 205 – 305 per m². Export sales from Turkey are exempt from Turkish VAT, so these are the net prices an international buyer pays before freight and import duties.
Why buyers source prefab and container buildings from Turkey
Turkey is one of the world's leading exporters of prefabricated buildings and modular camps, supplying construction, mining, energy, humanitarian and government projects across the Middle East, Africa, Central Asia, the Caucasus and Europe. International buyers typically choose Turkish manufacturers for four reasons:
- Location: Production close to Marmara ports and land routes to Europe, the Middle East and Central Asia shortens delivery times.
- Price-to-quality ratio: Galvanized steel frames, sandwich panels and fit-out materials are produced domestically, which keeps costs competitive against Western European suppliers.
- Project experience: Turkish contractors build large projects worldwide, and the supply chain for site camps is mature.
- Customs Union with the EU: Industrial goods shipped to the EU travel with an A.TR movement certificate, and many other markets benefit from free trade agreements.
Konter adds a further advantage: our group company İnter Lojistik is an international road freight operator, so production, loading plans, customs coordination and delivery are managed under one contract.

2026 price list buildings per m² USD
| Building system | Scope | Estimated price per m² (USD) |
|---|---|---|
| Multi-storey group container building | Modules, stairs, corridors, assembly | 110 – 175 |
| Prefabricated panel building (single storey) | Frame, panels, roof, doors, windows, internal installations | 145 – 225 |
| Prefabricated building (two storey / school / clinic) | As above, with stairs and wet areas | 175 – 275 |
| Light gauge steel building shell | Frame, sheathing, insulation, roof, windows | 185 – 265 |
| Structural steel warehouse shell | Steel frame + sandwich panel roof and cladding | 205 – 305 |
Per-m² prices for larger buildings depend strongly on scope. For export projects we usually quote the supply package (everything produced in our factory) separately from assembly and supervision, so you can compare our price with local construction costs.
What is included in an exworks price?
An ex-works (EXW) container or prefab price normally includes:
- Galvanized steel chassis, frame and corner posts, or the prefab steel frame
- Sandwich wall and roof panels with insulation
- PVC windows and steel entrance doors
- Floor board and floor covering
- Electrical installation, sockets and lighting fixtures (voltage and plug type to your country's standard)
- Plumbing and sanitary ware in wet units
- Factory testing and quality control
It does not normally include export packaging and loading, inland transport to port, sea or road freight, insurance, import duties and taxes in your country, foundations, site utility connections, air conditioning, furniture, or assembly labour on site.
What to add for a landedcost budget
| Cost item | Typical responsibility | Notes |
|---|---|---|
| Export packaging and loading | Supplier | Protective wrapping, crating, lashing |
| Inland transport to port / border | Supplier or buyer (per Incoterm) | Short distance from our facility to Marmara ports |
| Sea or road freight | Per Incoterm | Quoted per shipment; varies with route and season |
| Insurance | Per Incoterm | Usually 0.1 – 0.5% of cargo value |
| Import duties and local taxes | Buyer | Depend on HS code and destination country |
| Port handling and inland delivery at destination | Buyer (unless DAP/DDP) | Crane at site often required for monoblocks |
| Foundations and utilities | Buyer | Concrete pads or strip beams, power, water, sewage |
| Assembly / supervision | Supplier option | Konter crew or supervisor with local labour |
A realistic rule of thumb: freight, duties and site works can add 25 – 60% to the ex-works price, depending mostly on distance, Incoterm and whether units ship monoblock or flat-pack. Our guide to Incoterms for prefab building purchases explains how to split these costs.
Monoblock or flatpack for export?
Monoblock units leave the factory fully assembled and are ready to use as soon as they are set down and connected. They suit road deliveries to neighbouring countries, but usually only two 3 × 7 m units fit on one truck.
Flat-pack units ship as panels and frames in compact packages and are bolted together on site. They cost slightly more in assembly labour but far less in freight, which makes them the default choice for sea shipments and remote sites. Our article on shipping prefab and container buildings overseas compares the two in detail.
